Find your zoning code

Look up your Schererville zoning district

Before design begins, confirm the district your lot sits in. The Schererville zoning map lets you search by street address or parcel number and shows the base district plus any overlays that affect what you can build.

  1. 1Open the Schererville zoning map and accept the parcel viewer disclaimer.
  2. 2Search by street address or parcel (tax) number to find your property.
  3. 3Note your base district and any overlays, then match them to the standards below.

Zoning maps are for general research only. Verify districts, overlays, and permitted uses with the Schererville planning department before making decisions — or send us your address and we'll confirm it for you.

Single-family zoning codes in Schererville

The district your lot sits in sets your setbacks, height, and how much of the site you can cover. Here's a quick reference we use during schematic design in Schererville.

R-1Single-family residential (detached)

Schererville's standard detached single-family district. Minimum lot area 10,000 sq ft, minimum lot width 80 ft at the building line (100 ft on corner lots), minimum lot depth 125 ft. Minimum dwelling floor area 1,200 sq ft for a single-story home and 800 sq ft for a multi-story home.

Front setback
30 ft minimum, not to exceed 50 ft
Rear setback
30 ft minimum
Side setback
Two side yards totaling at least 20% of lot width, neither less than 8 ft; on corner lots the street side is 30 ft and the other side 8 ft

Maximum height 35 ft / 2.5 stories for dwellings and 14 ft / 1 story for accessory buildings; fences up to 6 ft. Maximum building coverage 30%, with a 2-ft green strip required along rear and side lot lines. Standards from Zoning Ordinance No. 2004, adopted April 10, 2024, Title IV.

R-2Single-family and two-family residential

Allows detached single-family plus duplex and townhouse forms. Minimum 8,750 sq ft and 70 ft of width for a single-family lot, or 12,500 sq ft and 100 ft for a duplex or other permitted use; minimum depth 125 ft. Minimum floor area 1,000 sq ft single-story, 700 sq ft multi-story, 1,600 sq ft total for a duplex or townhouse.

Front setback
30 ft minimum, not to exceed 50 ft
Rear setback
25 ft minimum
Side setback
Aggregate of at least 20% of lot width, neither side less than 7 ft; on corner lots the street side is 20 ft and the other side 7 ft

Maximum height 35 ft / 2.5 stories; accessory buildings 14 ft / 1 story; fences up to 6 ft. Maximum building coverage 30% plus the required 2-ft green strip. Zoning Ordinance No. 2004 (2024), Title V.

R-3Multi-family residential (up to four units)

Schererville's higher-density residential district, permitting buildings of up to four dwelling units. Minimum 8,750 sq ft and 70 ft of width for single-family use, or 12,500 sq ft and 100 ft for other uses; minimum depth 125 ft. Multi-family buildings must total at least 1,600 sq ft with at least 800 sq ft per unit.

Front setback
30 ft minimum, not to exceed 50 ft
Rear setback
25 ft minimum
Side setback
Aggregate of at least 20% of lot width, neither side less than 7 ft; on corner lots the street side is 20 ft and the other side 7 ft

Maximum height 40 ft / 2.5 stories. Building coverage is capped at 30% and total impervious coverage — including drives, parking, and accessory structures — at 75%, which is the number that usually governs when a driveway or patio is being expanded. Zoning Ordinance No. 2004 (2024), Title VI.

PUDPlanned Unit Development district

A separate zoning classification under Title XV where an approved development plan and PUD ordinance replace the base district's dimensional standards. Several of Schererville's newer subdivisions were platted this way.

Front setback
Set by the approved PUD ordinance
Rear setback
Set by the approved PUD ordinance
Side setback
Set by the approved PUD ordinance

Pull the adopted PUD ordinance and development plan from the Town before design — the R-1/R-2 tables will not tell you what is allowed. Relief from a PUD standard is a plan amendment through the Plan Commission and Town Council rather than a routine variance.

Overlay districts to watch for

Flood Hazard Area OverlayFlood Hazard Area Overlay District

Overlay covering FEMA-mapped Special Flood Hazard Areas, including the Turkey Creek corridor that runs through town. Structures must place the lowest floor at or above the flood protection grade, and the Town's river corridor, bluff, and floodplain protection standards apply on top of the base district.

  • Place the lowest floor at or above the Town's flood protection grade for the parcel.
  • Confirm exact floodway setbacks and freeboard against Chapter 9, Divisions X and XI of the Code and the current FEMA FIRM panel.
  • Expect this overlay to govern rear additions and lower-level work near Turkey Creek.
US 41 / US 30 / Joliet Street OverlaysCommercial corridor overlay districts

Design overlays along US 41, US 30, and Joliet Street under Title XVI. They govern corridor development and are relevant to homes only where a residential parcel fronts or abuts one of these corridors.

  • Applies only where a parcel fronts or abuts US 41, US 30, or Joliet Street.
  • Schererville has no residential historic-preservation overlay — these corridor overlays are the town's only design-review layers.

These figures are general guidance for early planning — final requirements depend on your parcel, overlays, and any prior variances. Verify with the Schererville codes department or the official zoning ordinance. We confirm them for your address before design begins.

A few Schererville projects

Whole-Home Renovation and Exterior Redesign, Rolling Acres, TN

Whole-Home Renovation and Exterior Redesign, Rolling Acres, TN

This project transforms an existing home through a comprehensive renovation and interior reconfiguration. The redesigned layout improves circulation and creates more functional connections between living spaces, while a new screen porch extends the living area toward the backyard. An expanded side entrance, updated exterior materials, and varied roof forms give the home a more contemporary character. Inside, a spacious kitchen with a vaulted ceiling and skylights, a reconfigured primary suite, and an additional upstairs bedroom make better use of the home's existing space. The result is a brighter, more functional home with a cohesive modern design.

Pool House Addition in Jackson Park, Nashville, Tennessee

Pool House Addition in Jackson Park, Nashville, Tennessee

A terraced pool house addition designed to integrate with the existing residence and respond sensitively to the site’s sloped topography. The project combines architecture, landscape, and outdoor living through a cohesive design approach centered around the pool and backyard experience.

Second-Story Addition and Attic Renovation, Sylvan Park, Tennessee

Second-Story Addition and Attic Renovation, Sylvan Park, Tennessee

This project expands the upper level of an existing single-family home to better accommodate the client's growing space needs. By adding a second story above an existing rear volume, we created a larger primary bedroom, closet, and bathroom while repurposing the original attic as a home office and playroom. The addition was carefully designed to match the home's existing roof form and architectural character, creating functional new living spaces that feel fully integrated with the original house.

Permitting & review in Schererville

Residential building permits, zoning review, inspections, and contractor licensing in Schererville run through the Town's Planning & Building Department, working from Zoning Ordinance No. 2004 adopted April 10, 2024. Development standards variances and special exceptions go to the Board of Zoning Appeals; plats, PUD development plans, and rezonings go to the Plan Commission (first Monday, with a third-Monday study session) and then the Town Council. Note that Schererville addresses bleed into Dyer, St. John, Highland, and unincorporated Lake County — Briar Ridge is split between Dyer and Schererville — so jurisdiction is confirmed before design starts.
